Now to PROVE that a seller knowingly knew a material fact and did not disclose it or hid something is a very high bar to reach in court. In the purchase and sale there is generally a section that absolves the brokers of any liability and that it is upon the buyer to investigate things and use the proper experts accordingly.Your best bet at this point might be to pay a few hundred to a commercial litigation attorney not to do litigation, as that is extremely expensive, but have them review your case.

Just make sure you don't get that far.My advice would be to just get the sink repaired then send them a letter with the deductions for the sink/cabinet repair and moving their junk with a check for the remainder.

If you do not have the documents already, maybe find the purchase and sale agreement and contract samples in the FilePlace then have a RE lawyer look them over for a couple hundred bucks.

I looked at hundreds and hundreds of actual hand written envelopes, and noticed that most people are a little sloppy with the return address (lines overlapping a bit) and are just a tad more careful with the sending address, but loops and swirls still interweaving.

I used a cash advance from credit cards to reinstate the loan, and used credit cards to finance the rehab. On later deals, I used a wraparound mortgage (actually an all-inclusive deed of trust) or private money from a hard money broker coupled with credit card advances, signature lines of credit, and later an equity line of credit to bridge the financing gap.All of that helped me build a track record that allowed me to do the next several hundred deals pretty much the same way: using equity raised from wealthy investors desiring passive income from alternative investments, coupled with either bank debt or private money lenders (at much better terms than when I started).Good luck!
