I look at that as a bonus when I go to sell because its not guaranteed and has many factors that can play into it. 

This distinction is important because the land improvement is 15 your property and even the capital improvement to the land improvement will qualify for 100% bonus deduction.

Bonus question: Is there a set amount of days you have to sell the property to a buyer when you have the property under contract?

Then for credit checks I require all applicants to download credit karma and show me the app 600 minimum (not the most important factor) if their background is clean and income is above 3X the rent amount good credit is just a bonus.

They can write up the contract and take their half of the sellers fee and then perhaps I can give a bonus to my "core" agent for doing grunt work (going to the the home and taking photos, talking to the listing agent etc..)

Utilizing a property management software that has that feature built in is a bonus.  

So concept would be:- replace tenant meters with one master meter for the whole property- install solar on the roof- install submeters for tenants, and charge them the same as the PSEG rateYou have receiveables exposure to tenants, but then you get to collect RECs for solar and potentially save on the PSEG rate with a larger meter.It seems like the economics of this could be compelling since it would increase NOI significantly.Has anyone heard of this before?  

As a bonus, if I ever had a landlord question I could lean on my agent for quick advice.

These are major bonuses for renters looking for a new place to live.

You are probably never going to see these people again and giving the money back when you are not required to is just taking money out of your and your families pockets to give someone a bonus for breaking the lease.
