All of the flooring needs to be replaced, because, as you may know, laminate flooring, once it gets wet, expands, leading to raised areas where the pieces join.

There has to be a missing piece here somewhere.WRT your original point, my guess is that the seller's projected rents are totally unrealistic, and your agent is trying to protect you by inserting a clause that proves this out.

I am trying to figure out a way to budget for this little roof add-on piece and I keep describing it as an "architectural pitch" on the roof and no one knows what I mean.

@Jay Hinrichs So I've been catching up on the podcasts here on BP and learning a bit more of each piece of the puzzle.

One of the pieces that may need ton there if you dont have an entity is how the money will be reported for tax purposes.....

It might take you a while to find a property where all the pieces fit--but it will happen and you'll be a lot happier in the long-run.If you know an accountant by way of your family, make sure you consider your potential tax write-offs and how that might affect your tax withholding scenario.  

I'm happy to help as I can, though I'd strongly suggest reading a lot more online to get some basics down, and then coming to a local REIA meeting to fill in the blanks - you can get a TON of info without paying any $$ just by connecting with us here.  

Fast forward to today and realizing the amazing amount of time I spend DAILY not only coordinating projects (which if you can't stand, this is not a career for you) but what is maddening in when I'm simply the conduit to pass very minor bits of info between contractors and as we all know, screwing up on some seemingly minor piece of that info that for instance may seem very minor to myself and lets say the carpenter and electrician, BUT causes a MAJOR hang up for the plumber (and assuming you're pulling permits as I do, toss in an additional delay for the inspector to be re-scheduled and now this formerly minor point has just hung up a big part of a project for days, maybe longer. 

My biggest concern is how to make the ceiling look straight...the very first thing you see when you look up is a crooked piece of crown molding.
