If remodeling work is required then you might need a change of occupancy (don't know how Co Springs handles that - some jurisdictions don't concern themselves with that) which can be challenging.

If an attorney is handling the eviction let them deal with everything and limit your interaction with the tenant to just responding to urgent maintenance requests.

I have handled a similar scenario through a JV agreement.Your friend can be a "consultant"/contractor you engage, and upon sale of the property he gets paid back $X (which includes his capital and profit%) and you 1099 him.Consult with your CPA.

speaking from experience I was audited 3 times in 6 years.. never once talk to IRS and my guy handled it for less than 1k each time.been with him 22 years.
