We designed a 1730 sq ft floorplan based on a non linear regression analysis that I did and it's sold at a 20% discount to what retail is because it is direct to builder. in 2023 new builds in our market averaged $219 per square foot resale, we sell ours at build cost of $160ish per sq ft depending on th lot.
