Once tenant reached that 1000 gallons, they were on their own so they were very aware of their usage and barely went over the 1000 gallons.

If you are both vested in title to the real property, the owner of the real property, whom ever it may be, would bare the liability of the real property.The best defense against this liability is insurance first and then you could also look at vesting the property into a Limited Liability Corporation or similar as additional layers of liability protection.Another concept here which is being jumped over, if you are married your assets are joint by law through the marriage.

First I want to start out with an introduction on my real estate journey thus far...I was in a dead end job living barely pay check to pay check when I received a flyer in the mail about real estate investing, I had received these in the past but never paid attention to them...why I bothered with this one I don't know, call it good timing on their part...with nothing to lose except a couple of hours and $10 worth of gas I decided to attend.

I know of many Canadians who get financing for Florida properties.If he is a permanent resident of the US then he is out of luck, he will need to build up his US credit and file US taxes bare minimum 1 year prefer 2 years.Hope this helps.
