@Gregory Schwartz depending on what your MOS and background is you could look into a job at USAA Real Estate on either the debt or equity side as an analyst.

They do run a background check for fraud and are concerned about that but not credit issues.Loan Terms: 9 months or less.Loan Size: $75,000- 1M Max LTV/ARV:Lender provides 100% financing of the purchase price and rehab costs as long as the total loan does not exceed 70% of the ARV.

If you have an unpermitted structure; that may cause some insurance issues in the event a claim was made that had something to do with the non permitted structure.Maybe someone with an insurance background can comment on the non permitted structure.As far as marketing the property for rent and square footage.
