If you are able to demonstrate that you are educated and very passionate, there may be an investor that is willing to take a look at your deal, or maybe even bring you into one of their deals.Before my first deal, I had a strong commercial real estate background but had never invested in real estate myself.

It's kind of down a background with a dead end, no reason to go in there unless you are living there.A house came on the market for 35k not long ago and is listed as sale pending.  

My background is internet software development, mainly do project management now, but love testing software.

We purchased for $178k with a full mortgage amount of $200k for the improvements and the units are as follows: upstairs:  4 bedroom 1 bath @ $1600/mdownstairs : (2) 2 bedroom units @ $1200/mThe closing cost are being paid for by the seller and we beleive it will most likely appraise for somewhere around $230kMy girlfriend's aunt is a property manager that owns a decent size company and has been in the game for over three decades so we have a good source of information as well as a valuable resource for checking on background, credit score, and gut level opinions on tenant applicability. 

After the eviction process stated I ran a background check and the bankruptcy came up, it must have been too new to show up on the credit report (I’m assuming, as it occurred just a month before the lease was signed).
