Wear comfortable clothes and old shoes as we might be on a construction site or rehab or two.

Last year my tenant had a baby with her BF (I believe) and now that baby turn 1 year old. 

@Bruce WoodruffLooking at demographics, do you see baby boomers selling their high value homes and moving to cheaper areas, especially moving from places like Boston to Florida, or NC?

So you cannot baby sit them to ensure they're doing everything 100% correct and getting all of the necessary permit(s) and inspections along the way. 

Baby boomers are downsizing and millennials are fine with short term living arrangements. 

I quit my day job when my 2 year old baby girl told me she didn't want me to go to work one day. 

But after 2 years of a full time job and basically all of my spare time rehabbing  my primary residence (while having a baby to boot), I'm proud of the result and know I can do it.

Probably not the best for noobies obviously, but you can build up quite the portfolio if you know what you're doing and have a good method for bringing in renter leads.Retirement: Arizona is the #2 destination for retiring baby-boomers, just behind Florida at #1.

Like Facebook, but less politics, pictures of food and babies, and vacation bragging.  

I believe if someone is  the type (and most people are) that once you attain money, you buy things, nicer house, nicer clothes, nicer car....and people see this, they will hit you up for money.
