As I have learned more about the Seattle market and how hard it is to get CF from long term rentals, I have leaned more towards vacation rentals.My wife and I have used VRBOs personally for many years and it is a great product.

The numbers I posted above are just averages and if someone has a business from before with a larger sphere to start, family already in the business for generations, or came from politics or other areas then they can grow much faster.

I average about $35 per light fixture (some are $15 and others are $80) for materials and about $40 per fixture for installation -- so an average of about $75 per fixture.

I would allow 7.5 to 10% for vacancy and non collectible and with 3 doors average at least $2000 to $3000 annually for maintenance.

I think the average maintenance cost would be around $50 since it is a condo.
