I had a great discussion with @Brian Gibbons on private money. I learned a few things that non-US resident can do who wants to invest but lack funding and also avoid U.S. SEC strict laws on marketing for investors.

1) Syndication- setup an entity structure to pool Canadian investors or professionals to invest in a multi-family property with me managing the project.
2) Meetups- conduct meetings on 'Retirement Planning' (RRSP- IRA equivalent) or "How to Make $s flipping properties in the U.S." Discuss ' trigger' issues like forever being employed, inflation, rate of returns on CDs versus alternative above average returns in R.E. (read book "Retiring Right".
3) Referrals/ Testimonials- getting them from close friends/ relatives that love you...to build credentials as well as private money sources.

I will also look into the Master Lease option as another "no money down" deal option.
