I wonder if we could explore utilizing your construction firm for advice and/or to do the actual utility development work on one or several of these projects.I also think we can share some insights into approaching MHP development. 

I also contacted the future tenant and explained that the rehab has begun and that he should be able to move-in in about 5 days.Day 3 December 23, 2015 ~ We tried to get as much of the rehab done as possible since Christmas was quickly approaching.

I'm guessing it's likely pretty low (<6%), which if that's the case that is an incredible amount of risk exposure you would be taking to pay off a low interest loan.

Consider changing the markets you are looking at, how you are coming across the deals, and the approach you are taking when making offers.  

About half our applicants don't have income that meets the 2-3x rent threshold, even with positions in architecture, software engineering, etc. which is an indicator that we're approaching the upper limit of what people can afford. 

Our other desire was to build storage units; however, when we approached one township official for a variance, he said he didn’t “ like the idea” of storage units.  

But if I give the owner money to walk away from the house and then pay the mortgage directly that was another approach. 

On the other hand if you're banking on appreciation, well that all depends on your outlook of the Bay Area altogether (many brokers I work with seem to think we're fast approaching the peak of the market).
