Where/how did you find out about the Federal credits?

I credit that to having a clear and outlined checklist for the tenant to follow during move out to insure they get their full deposit back. 

How many bankruptcies can I have before I’m considered bad credit?

I’ve had an easy time renting (low vacancy), easy time collecting money (low credit risk), and very limited damage.

My family past spending habits haven't been the greatest, but this has been identified, changes have been applied, and things are looking up.

I myself am not. and most flippers are not GC's  so all of us non GC's need the developers license.. now there is no test just pay the fee. you must have proof of insurance and a 50k bond.. the bond and insurance for those that have little to no money or bad credit can be a stumbling block.

I think they pull a record every time you apply for a quote which may affect their pricing tools.

My credit is great and I can put up 25%.

Hi Shane, we have 2 facilities with 6 beds each, and just bought a new home and would be applying for 8 beds in this one. 

Eventually, if you are trying to get hard money or a credit line, this becomes much more of a factor.
