You could try and fire sale that lot next to you to a land banker buyer or a builder for 10 to 15k IF your 25k value is accurate.Immediate capex today would come off your valuation so if 6 cap is accurate and 180,000 but you needed 10,000 in repairs today for stabilization then 170,000 is the value.No legal advice

If I waited till next year It may look more like (25% + 6.7%) * 35k.Is that accurate and does that van qualify.

Well, first you would need to get a Realtor license, that involves taking courses and passing a test, I am thinking a year for that, others could be more specific.
