In a similar fashion, if you can imagine how much landscaping and underground infrastructure is in a golf course as compared to the clubhouse, that will give an indication of why an extremely high percentage of the property's value is allocated to the land improvements.

I have dealt with this in some fashion for over 20 years. 

That's the main reason why I went with the DIY approach in western PA, that's why you're getting shafted in Harrisburg.

@Alex Rodriguez For me it was the old fashioned way of saving up and purchasing my first single family rental. 

However, many states require statutory trusts to register in a fashion very similar to trusts, and may or may not charge similar of sometimes higher fees. 

I have had positive feedback as I go through a checklist and have repairs made in a timely fashion; sometimes things not yet noticed by the tenant. 

I did't think other states had that issue also, since Florida had a tenant based interpretation put on a law that was not intended to be used in such a stupid fashion.

Bumping threads not so old because the OP believes that someone should have responded to their question in a more timely fashion, as if they are owed a response, is even more annoying.
