Off market will bring you the larger spreads generally speaking but you can make money from the right MLS deals too so long as you create more spread by developing the project out, I.e. adding square footage.

If you were to blow out a wall to add square footage, the original wall would not be designed to hold the extra roof and walls attached - if not done properly it would potentially jeopardize all future financing.Long story short IMHO as you pondered in your last post, it may be best to keep searching.Feel free to reach out to Scott or I.

Here in my town of Richmond VA we have Capital Square 1031 which specializes in this aspect of investing.For an average syndicator and syndication investor, a DST type setup wouldn't make sense.
