The problem I have with getting the properties tented is I don't trust the termite extermination companies because it is my understanding that 1 bottle of the gas they fumigate with costs more than $2400 and I think they cheat on the gas. i had one property termited and when I was remodeling an apartment about 3 months later there was thousands of live termites in the 2 x 4 walls.

Do you really need to purchase in a LLC or are there other avenues that get you as much protection (eg umbrella insurance, trusts) if you purchase in own name and then protect after?

@Joseph HammelSome examples of estate planning I have done with my real estate clients include the use of family limited partnerships to freeze value of estate along with defective grantor trusts; LLCs with preferred interests (similar to debt instrument); sale of membership interests to defective grantor trusts; annual gifting of LLC interests using discounts for lack of marketability and/or lack of control, etc.

So i'm 24, currently looking to purchase my first rental property - a SFH 3br, 1-2bathrooms, sub 200K, but i've been hesitant to purchase because i don't yet trust myself, and a bit of fear, since obviously it's my first.
