It was hard but a lot of it was general knowledge, it was more in the way they worded the questions that can trick you up.

The trick in all lawsuits against a corporate entity is to pierce the corporate veil. 

So the trick is determining whether the numerator changed or not, and if it did whether it was impacted the same as the denominator.

The real trick was putting it back together.

@Xu Som - one trick I have used is rather than scraping all that junk up, go get the cheapest thin Luan plywood you can find and just cover it.  

Here in AZ we don't use the heater much so I tend to recommend a straight cool AC system with auxiliary heat strips, that way their entire system is not having to kick on for the few rare times they turn on the heat, just the auxiliary heat strips are working and its enough to do the trick.

Whereas, they are also telling you (superfluously), that once you pay them, YOU can allow yourself to fall for the "I'll Offer you this much so long as my partner agrees and my Lender comes through and it passes every inspection I ask for over the next three months" tricks that Buyers LIKE to include in order to feel free to walk away at the slightest pretext - BUT, don't expect to buy this property with "sucker" terms like that in OUR Contract with you!

Another trick I like to use is have my sellers find a copy of the inspection they got when they bought their house and cross off the things they fixed then share that with potential buyers.  

To the best of my knowledge she’s never tried to trick people into thinking she was a CPA, nor should she, since again it’s not anything worth tricking people over.
