I focus primarily on C class areas and properties.

I'll be relocating to Minnesota this summer and grew up in Central NY (Utica area) so these are my two areas of focus currently.There's an overwhelming amount of information on this forum about different strategies but I've decided on direct mail marketing to apartment owners in Oneida County, NY as my primary focus.

I've also used Messenger Bots to answer questions and engage with people who've taken quizzes.Now I am focused on email marketing to my relationships with realtors and mortgage loan originators to teach them all about hard money and digital marketing. 

For someone that is more interested in the investment side it seems like it makes more sense to focus on commercial versus residential .

Just another suggestion, if  you don't have enough funds focus on finding a great deal and partnering with someone who has the means. 

Do you just focus on the fact that you want to buy their house as is and allow them to buy a new home without any hassle?

Just curious on how someone that wants to focus on mid and high-rise condo developments can start?

I worked for a residential acquisitions fund focusing on Tampa between 2013-15, which was before the market took off into orbit and property was still extremely cheap.

Focus- In today's world, there are SOOO many distractions.
