As soon as permits are pulled and plans submitted, land owned, we list the house on mls with 3d renderings and floor plans.My avg time from listing until pending is 12 days with 3-4 months construction time and close a week or two after our own internal inspections are passed and complete.

Shocked I ask why I was denied when I showed proof of ownership the clerk says because that is not my primary residence and my return address was Hampton and she made the decision to mail me back my stuff which included plans, proof of ownership, my Class A Contractors license along with other documents ect. { I never received it she didn't even give me a courtesy call to let me know I was denied}.

Think of them like the private form of a zoning code, which is often how they are used.So two things 1) covenants are private and the risk of violating them is having a civil suit brought against you by another private individual 2) they are recorded documents so knowing what they contain is as simple as obtaining a copy of the document from the County Recorder's office or asking Title to provide you a copy.

in Huntsville, AL there are multiple offers on everything, if its not sold yet, its either land or the sellers are awful and difficult, or the buyers are awful and difficult- it can go both ways: someone goes under contract and submits 1,000 request for repairs OR a seller says they wanna sell, they don't and don't accept any offer.

For more of a SFR 'average' American home (whatever the median for the area is) I would say that an address specific letter of preapproval (when submitting an offer only) is sufficient.
