The reason why I like is because Denver has such steady appreciation, and fast growth because of high tech right?

I choose to live in a forward, progressive, activist community. 

The traffic is steady.

I hope this info will impact at least one investor seeking direction on where to go for funding deals.I've taken the next step in my business along the progression of the "Financial Path for Funding" as I like to call it.

I've so far limited my purchases of $100K+ SFH, that can rent for $1000+ that I hope can appreciate over time due to them (mostly) t being in good/path of progress areas.   

One advantage is the the university provides a steady economic base that usually doesn't waiver too much during recessions.People think about colleges as just students and professors, but of course there is a whole army of people that work in maintenance, administration, etc., just like any large company.

It was usually a $2-$3k deposit with the rest coming in later as the build progressed.

Cons: To start off my investment career I'd rather start in market with more steady growth.
