Roof, HVAC, plumbing, electrical, kitchen, bath, walls, floors, foundation, ceilings, etc.I have found that what costs is when the entire house needs to be replumbed or  there is no heating and air, or the roof is bad, or the floors are falling in,  rather than the cost for a bedroom rehab.Then again, I buy foreclosures and they tend to be worse than regular housing. 

The property has a new roof 2016, foundation work in 2017 and seems to be in fair condition with window AC units.

@Nicholas L. yes it is, it’s mostly just cosmetics , as it has a new roof, no foundation issues , newer HVAC.

I would imagine it would cost more considering you need foundation walls poured in addition to the basement floor/slab.

Prepare accordingly and buy correctly so you can weather large repairs.I just had a client have to swallow an $8000 plumbing bill because the pipes under the foundation were cracked in multiple places.

In addition to the structure, there are also 2 mobile homes that are not on foundations but are connected to public utilities(sewer/water/power).Second parcel features a 1 bed 1 bath 480 sqft unit zoned multi family 2-3 unites.

That said, here are some ideas on where I concentrate:All new flooring (LVP or LVT)All new paintAll new light fixturesNew kitchen (granite countertops, backsplash, painted cabinets, hardware, matching appliances)New bath (I like matching the kitchen finishes)Ceiling fansGood mechinicals (HVAC, water heater, roof, foundation... no leaks or drafts!)

foundation is already set but I just need to gut out and rebuild this home. it's located in maryland.
