You can also go down to the assessor's office, type in the address or apn, and view the title history (take a smart phone and just take pictures of the computer screen).

they constantly post ads for me, i get a few yes leads a lot of owner finance leads and some no leads.I also have a service that answers my calls live 24/7 and takes seller info.i call personally when i get any yes leads, however being new, I'm having a little trouble closing and getting an appointment with them to get a lease purchase contract so i can market for a tenant buyer, any suggestions on how to close this on the phone?

Like this,at the phone call just simply state, our occupancy is limited to 4 people(or whatever you have set) , our credit requirements is credit score over 600, our income requirements are 2.5 times the rent, we screen all adults over the age of 18.
