Hi, soon to be landlord and buy/hold investor *knock on wood*I am compiling what I consider my 'dream' team  for investing and managing my RE buy and hold portfolio.  

@William P. it's depressing to hear that this house would sell for over 10x this price in your neck-of-the-woods! 

There is lots of wood in the house (kind of unusual for a Central Florida home) so we don't want to go overboard with the renovation, the new owner may want to do something more drastic and the house is in very good condition. 

My favorite part of the meeting: my neighbor and I share a wooded lot, and between the two of us it is at least 1500' long.

Question is whether we should install the highes end laminate (looks great and more durable) or engineered/solid wood (looks great but less durable).?

In my neck of the woods, you can get an inspection and results easily within 5 business days.

Pressure-wash wood siding to prevent mold.?

My house is around 5000 sqft and there is total paint failure, wood rot, sil replacement, etc.
