Is it complete and neat or sloppy and missing info - that is a red flag.Check their credit - full Bureau details - do they pay their bills - how much credit do they own now.

A five year lease is a big red flag.In many states any lease 24 months or more creates some level of some ownership rights. 

I recently started thinking of just removing the arch’s and making them all square.

Some towns use a per square foot construction dollar amount.  

Obviously if the subject property is on the water you want to use as many comps as possible that are also on the water, this isn't always possible because there aren't always a ton of waterfront homes that have sold in many markets so you may have to use both, but it is a lot easier to adjust for square footage or bedrooms than it is for a waterfront property. 

Assume ($150,000) in rock roads/parking, electric, security system and fences.  150 is really light, we have 100 on a square 2 acres. 

You don't want to waste anyone's time without getting that squared away
