I would definitely get some testing done on the property, I also feel it necessary to say that I always see people run from these property because they were "cooking meth" when in reality its bad....but not that bad.

I am comfortable with this property and with waiving the inspection contingency....Here's the problem....Where I live (Western PA) it is REQUIRED by my county that in order to close on a property, a dye test is mandatory, and zoning/planning explained that regardless of what the bank says, a third party inspection is mandatory... period.The Bank has expressed that they are selling strictly as is, and do not want any inspections done.

@Thomas Veal , for what it's worth, in reading Garrett Sutton's book "Start Your own Corporation" he is not in favor of series LLCs mainly because, per his report, they have never been "tested" so he wouldn't count on them providing the same type of asset protection as multiple separate LLCs.Beyond that, search BP for asset protection... you'll find people strongly in the camp of utilizing LLCs and many people strongly against them stating you should just have a large umbrella insurance policy.

In my state, back then, I could get a brokers license 2 ways:1) Have a college degree & the required real estate classes plus pass the test or:2) Get an agents license & work in the industry for a required number of years, take additional real estate classes, then pass the test.
