-15 Mobile homes all on individual lots and fully rented- Sewer/Water by the city and metered to the tenant- Rent for $450 each- Average lots in the area rent for $175 and homes this size $475- All 15 homes are located on the same road next to one another- 2.3 miles to walmart and city population of 61kQuestion:  Since these aren't in a "park" would you still value them the same way?

Working on a offer on a small park. 19 owner occupied pads, with 30 storage units. 40 year old park, city sewer and water, 1 paved road.

All the cash flow from my existing properties stays in the bank account for each LLC. It is used to cover any repairs, vacancies, etc up to the amount needed for reserves. Until recently it just sits there until enoug...

I'm familiar with the area - it can be hit or miss neighborhood to neighborhood if you are looking at Park Forest or Richton Park. 

I am having trouble finding properties that will rent out for more than the combined loan payments, plus maintenance, taxes, etc.I am only interested in houses, RV parks, mobile home parks, apartment complexes, and hotels.

@Brian Harris We are looking around the south side of Houston which includes: Missouri City, Rosharon, Manvel, Alvin, Pearland, Pasadena, Deer Park, La Porte, and small towns adjacent to these. 

But I know people are having success flipping in Macomb Twp, Shelby Twp, Troy, Clinton Twp, Sterling Hts, North Warren, St Clair Shores where prices are medium to high and having success renting in Sterling Hts, Warren, Oak Park, Roseville, St Clair Shores, where prices are medium to low but still in good areas (just to name a few).
