I’ve actually combined the psychologies discussed in Deep Work, Hal Elrod’s Miracle Morning, and Gary Keller & Jay Papasan’s The One Thing to tailor to what I need to do for real estate investing.

I’ll make this quick, as I started this post this morning before work but ended up running out the door in a hurry, and now am rushing to finish it while on a lunch break (insert long sigh).

On Foxnews.com this morning there was an article that alerted me of a Tidal Wave of Properties that were going to start popping up on the market: https://www.foxnews.com/lifest...Essentially, what they are alerting to is the fact that as Baby Boomers pass away, they are leaving behind their homes, vacation homes, etc..They expect more than double the properties that came on over the past 10 years to come onto the market. 

Getting your first rehab project will require you to create a SOW, talk to contractors, compare and review bid proposals, review budgets, & make countless trips to Home Depot.​You will inevitably make mistakes and underestimate things, but you will learn 90% of what you know by just doing your first rehab!

I literally just posted this morning about making sure to avoid the biggest mistake which is trying to run a short term rental in a place that doesn't allow it. 

Or scribbling them out depending how difficult the task was..Writing in the day planner is only part of my morning routine,  which is modified version of miracle morning with Tim Ferriss and Gary Keller One Thing influence. 

Good morning Marx,This definitely sounds like a complicated first deal but I've seen worse.

From June 2019 I started searching on BP and now I am on contract with my first rental property(SFH,1960s built) and just got the inspection report back this morning .
