I have learned much more from my mistakes (and missed opportunities) than my successes.

Those rules can help you avoid the mistakes that some people make prior to learning them.

Hopefully I can avoid some mistakes because of this place.

We spent hundreds of thousands of dollars on this cove but made some major mistakes.  

My other mistake was I never specified these terms explicitly in the lease.  

I guess I need to make one more thing clear, I haven't purchased a home in over a dozen years so I am just trying to avoid what would essentially be a "rookie" mistake.

I know it sucks to get excited about a property and then have people try to dissuade you from it but it doesn't feel like you have enough of a cushion for mistakes. $5k would make me uncomfortable.
