I agree with the folks here that cities in the midwest offer the best bang for the buck at the moment and different cities offer varying combinations of appreciation and cashflow.

Ideally I would like to have someone mentor me so I can learn to mitigate risk as much as possible and get the best bang for my buck.

I'd have to look up your market a bit, but we work with a lot of house hackers in Milwaukee, which is known for it's duplexes and being a good cash flow market: and even here no deal will cash flow at a 50% vacancy rate.

I'm in Bucks County, PA, if that makes a difference.

I'm a new investor in the Milwaukee, Wisconsin area. 

The buck has to stop somewhere and no one wants to see innocent people evicted however at this point I have to question their innocents if they have still not found any work or made any attempt to pay for this extended period of time.  

It costs less than two bucks and has helped me get paid when things were looking quite bit bleak for an otherwise great tenant.Ted
