Makes me wonder why more of them aren't making proper efforts to educate themselves on value and instead think that a house selling for say $250K is a great deal because it is much cheaper than houses where they are from.

I own a successful construction company that mainly focuses on kitchens, bathrooms and interior remodels and have been in business for over 4 years.

If any one has experience with this it would help (Mainly the lending process) Toronto is a vibrant city with lots of renters but it’s also expensive and renters have more rights than landlords. 

Certainly nothing in what you shared would leave me to believe an arbitrary 10%-20% reduction would be needed to trigger the penalty.

For me, domestic issues aren't my problem as a landlord.  

In any case, it really depends on what your main objectives are. 

Don't ask me for a bunch of extra stuff that doesn't create value for anyone.
