Sure you want listings and you should try to get as many as you can but first time buyers are easier to find and are  a multiple transaction proposition since life happens - marriages, children, job promotions and transfers.

With excellent credit you should be getting promotional offers in the mail, like 0% balance transfer/direct deposit for 12-18 months with 2-3% transaction fee.

If you end up being solely a LP then the promoter/syndicator/GP would be well-served to have an offering circular or "private placement" that enumerate the risks of the project.
