Is financing a possibility without a job?

Any ideas or advice on how it might be possible to finance the purchase of a single family house as an investment property without a job? I have 25% for a down payment, the house is $40K, my credit is excellent, and have a renter ready to go whose rent will cover the mortgage (my brother, whose rent and work history is very stable). Basically I'm trying to help him out as well as make this my first foray into investment properties. I would wait until I'm working again but now is the best time to do this for other reasons. Is this at all possible? Would I need a co-borrower or co-signer? Or should I just wait until I'm once again gainfully employed?
