We rewired and replumbed, added AC, redid the kitchen, expanded and redid the main bathroom, added a half bath and laundry room. refinished the original wood floors.

The building has coin laundry, so no washers or dryers on the units to worry about :) just fridge, oven, shower and toilet.

Reworked main unit floor plan opening up walls, adding two bedrooms, in unit laundry on main floor, separating electric and gas, adding second furnace, converting to legal duplex, new kitchen in main floor, new flooring throughout main floor, new plumbing on main floor, cleaned out garage.

A good power wash with lower PSI will get all the crud off and let you know what you have.

I didn’t do any exterior work to this one except power washed, and a small amount of the concrete driveway was replaced.Other than that, all $ was spent inside.

Otherwise, there is nothing preventing your tenant from taking daily hour long showers, inviting people over to do their laundry, etc.   

Highest and best use is likely patching up this 100-year old building and maximizing cash flow (add on-site laundry?)

Is it just by the cleaning bill from washing the walls with tsp when they move out?

My highest rent is 1400 for a 3 br multi level apartment.Features new hardwoodfloors and SS appliances.I spent alot (probably more than I should have) on updates to common areas such as laundry room to make overall house more confortable for my tenants so I feel that charging on the higher end for rent is justified.

For example, coin-operated laundry, renting a garage or parking space, Airbnbing your unit or getting roommates.
