This also maintains the small spread in monthly payments with no tax payment as title stays with sellers name. 

Should I sell for a small profit and use the cash to make down payments on multiple properties?

Would you buy beat up houses and flip small single family homes?

This retirement plan is designed for those who are self-employed or own a small business without full time employees (besides the owner(s) and his/her spouse). 

We plan on being owner-occupants of a small multifamily property.

Hey Keith McMiller I don’t know the qualifications needed to be an appraisal in your state but if you knew how to appraise you would definitely be ahead of the greater majority of newbie investors.

While investment groups are good, I also recommend you also schedule lunch/beer/coffees with a range of active professionals across the spectrum: brokers, title, CPA, small contractor, attorney, etc.
