I slowly changed the interior over time (paint, flooring, cabinets, baseboards, shower What was the outcome?

My properties have decreased significantly even though most have brand new roofs, siding, complete interior rehabs etc just within the past 5 years.  

After 1 late night weekend call for no heat from the other tenant I enacted this rule...For my list of charges I include things like Replace exterior door: $400, replace interior door: $200, fix window: contractor cost etc. 

Now it starts to get into realtor territory regarding researching property history etc.Photos of the subject property(interior & exterior) and even photos of 3 or 4 comps(of course exterior only) should be the extent of work for the birddog.Kudos,Mary

The tenants moved out after one year, and though there are no holes in the walls or anything terrible like that, the paint is in pretty rough shape and at a minimum would need most rooms touched up.My property manager (a large and reputable company—found them on BP) told me that paint is one of the items that I just need to plan to remedy at each turnover and nothing can be taken out of the tenants’ deposit to put towards repainting.To exacerbate my dilemma, the color of the home’s interior is no longer available, and I have been told that I should just paint the entire home based on the idea that just painting a few rooms is moot due to labor expense.The home rents for $1000/mo and a new paint job is going to cost me $1800.

They will sell it to me for $22k, it needs some roof work, couple windows, interior paint and flooring.  

I have been involved in property maintenance my whole life, landscaping, Interior maintenance, a few flips with friends.

You don't want to scare away renters, and if you only post a single photo with no interior photos and no description, I feel that may scare renters away. 

Hello all, Looking for some advice on interior paint colors.First off the home is in the high desert mountain area surrounded by lakes and mountains.

Some companies (depending on the price of the home) will do an interior inspection, but i would say most simply do an exterior inspection.IF they find something they dont like or they find the agent did not do their job correctly, the company has the right to change your rating or cancel the policy all together.
