Are there any tax codes (similar to 1031 exchange code) that would help reduce my taxable income from real estate wholesaling?

I'm reading David Greene's "Long Distance Real Estate Investor" and I've begun interviewing agents and researching zip codes to focus on (for example around Columbia 29206, 29204, 29205, 29205, 29206).

What I gathered from one of their meetings is that to go from 3 units to 4 units would require certain alarm and sprinkler systems to be installed to meet fire code.

Each city is different, and some items follow state code.

It's really important for a wholesaler to know and honor that it's gotta be a win-win, if not and it's just a "screw you fight to the death against all others", well, then, screw you back and I am gonna take my cash and hire some tech-nerds and build a lead gen program and side step you all together, it's just that simple. 

They have to honor their Liam agreement just like you do.
