Intro and Long Distance Investing

Hi everyone, 

I'm originally from the Carolina's (grew up in Charlotte, and went to the University of South Carolina) and am looking to take the next step in my investing journey. I started my real estate investing in areas following my military career so far, but my latest assignment has me in an expensive market and have begun looking to invest "back home". I'm reading David Greene's "Long Distance Real Estate Investor" and I've begun interviewing agents and researching zip codes to focus on (for example around Columbia 29206, 29204, 29205, 29205, 29206). Has anyone else found success or lessons learned building a long distance team? Or how has your experience in these markets been? From what I've found so for it seems Raleigh in NC and Greenville in SC may be markets to pay attention too. If you too are looking at long distance investing  or the Carolina's Id love to connect!
