I would definitely recommend going with Buildium.Oh, one other thing worth mentioning is that I had originally set Buildium aside when researching options because it doesn't sync with QuickBooks, and I originally had that in my must-have features column.

@Gino Barbaro everyone is looking for safer bets, but the higher the cap rate the higher to risk or more work that will need to be done to turn it around.One reason people are able to buy at a lower CAP rate and keep profitable in our areas is due to banks finance the safer deals (lower CAP) at higher levels.

Don't let a listing agent sit on a ratified contract until 6 pm, as they are sometimes wont to do.You can try to time things and bet on this to continue or get worse (thus making rates better), but generally "a good day" is a good time, and trying to daytrade for "the BEST day" is a losing proposition.

Even if you find a creative agent the chances the one representing the seller will be as well and will advise their client to consider that kind of deal is pretty unlikely.Your best bet will be to market directly to sellers.
