Seller's agent saying he doesn't want to put any money in until after the inspection contingency is waived, But how do I guarantee the work gets done?

For anyone that hasn't used Doorvest, it's a simple website where you put a $1000 deposit and they send you curated list of houses they buy that need renovation, renovate, and then tell you a final purchase price along with guaranteeing things such as first year rent will be 100% covered by them even if they don't find tenants.

They work in a very grey area of law and don't know anything about the law. 

OTC loans are great but I dont plan on living in one of the units.

Do I need to provide a notice to Tenants that I will be on the property doing maintenance if I do not need to enter any active tenants unit?

1031 exchange if you don't like the property, the location, the returns or you are out of depreciation.
