I want something geared more towards long-term rentals for this side of things, something that makes payments super simple (with a lot of options) for tenants would be great. 

I often get asked "is this a good time to buy"? 

I know this doesn’t necessarily have to do with investing, but I believe it is important regarding the next steps towards my investing journey. 

This makes zero sense - sorry to come across as a jerk but this makes absolutely no sense and where did you get the advice to do this?

Any other requirements on the seller to do this correctly ?  

I do this because sellers are going to offer 3% (they are in my market), and if I signed for less, I could not get the overage.To secure my buyers in this new environment, I made a 27-minute video going through the whole agreement and pointing out the things to beware of.

Has this been your experience as of late?

In renting this property, I've been able to amass a nice database of potential renters in the area.
