This is a great group that meets in Fairfax City each month.

Although I see some lenders a bit more west of you doing 100% of purchase , 100% of rehab loans they are typically in CA and reserved for experienced flippers.The best I've funded this year is 90% purchase 90% of rehab (For borrowers with low 600's fico, 4-5 Points close, first time flipper, and rates in the 10s.  

I know that people are putting in duplexes out of cities and doing very well.  

Wells, Citi, BoA unload and sold the notes to other lenders who are in the foreclosed business.  

I am interested in investing in the Antelope Valley as property is much cheaper there than other areas in Southern California.

I am looking for an agent in antelope valley California.

My question is, what is considered a good ROI for an all cash purchase in California? 

So far, I've only found that City National Bank and Nevada State Bank do it.

Few weeks ago a fire broke out in Shasta lake city not to big but to where it's very noticeable in somewhat good neighborhood.
