I have already established a SD IRA with a custodian.I am looking at establishing a SD solo 401k with checkbook control with a provider at lower costs.I also am looking for advice if it is smart to leave my SD IRA with a custodian and pay the higher fees or if I should roll it over to a provider to minimize cost and gain checkbook control.Thank you.

I am charging a slight premium over the list price of the house to lock in the price 2 years in the future and giving him 3 options to pay the fee for the option to buy.Option 1: 3.5% Payment for the option to purchase the property within the next 2 years.

I pay my bathroom guy separate for those.

Removing any appreciated property from an S-Corporation triggers a deemed gain on those assets by the S-Corporation (hence also by you) - it's as though you sold it at fair market value, so you get the joy of paying the taxes on the appreciation while receiving no cash.

We’re willing to BRRR so numbers will work & are willing to pay more for multi-cabin and/or super unique properties.  

You should not calculate that in your review honestly.Curious if you have the cash for that debt why not just pay it off as the interest is probably burning a big hole in your pocket

Because we are within the coastal area, my architect is saying that I need to pay an $18,000 application fee to the coastal commission and the waiting time to be approved is 6-9 months.  

I doubt they will pay for the repairs, but they should want to work with you to prevent it from happening again.
