I wouldn't be so quick to say the market is dead without doing some hard analysis on a few properties yourself, find the successful investors and where the niches are at, and start making offers.

There is so much information and resources on BP and generous individuals offering advice and analysis, I know you'll find what you're looking for.

I just finished a analysis on a nine unit and the heat and electric were 8600 dollars for the year.

(I know it is a big if though) I just have a bad issue of analysing and never taking action, since I am a math person and huge with data analysis. 

So when I do analysis, I should automatically add in kitchen and bath since most rehabbers do that?

Secondly, I am wondering if this isn't a better property to do a rental wholesale analysis on and try to unload for a quick 5K and let the landlord figure out how much they want to do. 

After further analysis you might decide this property is best developed as something else or decide to lease to the bank.
