Be ready to potentially do a trial by error and understand nobody is perfect or has all the answers.Search local investor clubs like REI Clubs, facebook, youttube (I actually saw some folks in my area I definitely need to stay AWAY from), linkedin, and oh by the way you can do a search for people in your area on BP too!

if you find the right guy then he will be able to do everything on your list for a reasonable price (between $140-250 for a full day of work).I'd look on Craigslist and maybe get referrals on Facebook or your local supply houses.
