You really wont get Cash flow from rentals, not saying is impossible but its really hard to find a property that will give you positive cash flow.

I just find it funny that an industry that makes it money by lending wont lend to someone who has more than enough proof of good credit, history, and income.

I have never had a problem with any sub issuing me a notarized waiver, I hold the check until I receive it....this elevates the reluctance since they want to get paid.Good luck,Sue Houghchicken and the egg in our market subs wont sign lien waviers unless they have check in hand.. and our banks don't require them as they feel copy of the contract and cashed check is sufficient.. but you know subs LOL

Your income likely wont be as high as an STR, few key niches to fill would be either corporate if you have a lot of business excursions in your area or traveling nurses.
