This is my first post on this forum after having learned of Bigger Pockets a few weeks ago through the Real Estate podcast.My wife and I are interested in doing our first ever fix & flip in the Eugene, OR area with very little capital to spare.

My wife and I are considering buying a plot of land and either building a custom build on it or putting a manufactured or modular home on it.

I have a cousin in Florida that is moving and would love to come to an agreed price on their place but just take over the mortgage instead of securing my own loan as I am looking for it as an investment and would be required to do 20% down (which I would not have). 

The father is married and has another child, and a few years ago he mentioned that he and his wife's mortgage is covered by an AirBnB rental guesthouse in their backyard. 

I'd love to hear your opinions on good ways to find tenants that are reliable in the 30 plus day rental time period.
