I agree with @John Chapman that is is just better to do it all now and have a like new property without all of the upkeep issues of an old dilapidated place.I decide to walk for now, but if it is still available after I finish my current projects I may do it and give it the update it needs.

And without question the vast majority of civil cases (again, I can only speak regarding Texas) are either dismissed or settled out of court as are the vast majority of criminal cases (plead to lesser charge or dismissed), but that seldom has to do with guilt or innocence...it has to do with keeping the system from collapsing on it's own weight

Sure, between 5 to 7 percent is a reasonable amount for preventative maintenance upkeep and repairs for your average single family unit- unless you can do your own repairs and only pay for the supplies.

They did not have a price for me yet, but they did tell me that it will be put back on the market as is (which makes us happy), as there only concern is getting the property off their books so they don't have to worry about upkeep, etc.

MTR will be a bit more ware and upkeep on turnover whereas LTR could be a year or more as you mentioned and not have to furnish or worry about vacancies.

So in all these sector rotation, the weighting aspect in sP500 is taking place as expected.In 2023 the majority of S&P acceleration occurred because of top ten Tech stock, so while the Q is making 30% return the S&P is about 8-10%.

They are impossible to upkeep and my landlord is realizing this now which is why he is taking them out of the other units.
