I am looking to get serious about a web presence & marketing campaign, both online & DM.Does anyone have opinions on where to start?

Also look into attending the free Black Diamond networking events hosted by @Ann Bellamy I recommend that you get to know @Justin Silverio and @Shaun Reilly as they are very active here on BP and in the MA local REIA circuit.

Black Belt Investments does them all over the country with a good bit of success and he is also local to the SoCal area. 

If you do a web search for that style of house, earth tones were the colors most often used; that helps to explain the roof color. 

@Jarred Black If your getting the property at 9K I would say you still have some room left if the repair costs run higher.  

Please compare / contrast  the online service called "Landlord Station" or other web based businesses, local companies versus doing it myself.

The DD package shows where they started FC in 2011 and named the HOA a defendant, so we at least know there was an HOA at one point.The HOA shows on the Illinois Secretary of State web page and lists officers but no phone numbers.
