There are tons of them, hence how to avoid bad ones and find/choose the ones that you can work with long term?

I choose to take the tenant because I realize most of these tenants are living paycheck to paycheck.

I have a well-paying full time job and have money for RE should I choose to take the plunge.

I can always pay more each month on the principal if I so choose.

He seemed to put a lot of emphasis on choosing your market which I liked but I can't sink $1000 into his system right now.

the only people spouting off that wholesaling takes no money are the same people hoping you'll spend a few thousand with them to learn how to do it.Sure, you could go ride a bike around neighbors and eventually you might find a junker house you can get under contract, but while you're out wasting your time doing that, wholesaler throwing a few thousand a month into their marketing budget are banking some serious fees every month.Either route you choose of your two options posted above both sound feasible.
